Job description: Commercial Property Manager
A full-service property management company is looking to bring on an experienced Commercial Property Manager. The ideal candidate will have a minimum of 7 years of experience in a commercial property manager role and have a desire to grow.
Responsibilities
- As the Commercial Property Manager you will be responsible for all aspects of client and commercial tenant satisfaction
- Specifically, you will be working to achieve stated financial results (NOI and cashflow) and operating objectives (leasing, capital improvements, system enhancements, tenant satisfaction, operating expense control, etc.). You will manage and coordinate the efforts of vendors and employees (e.g. leasing specialists, vendors, contractors, and building employees)
- The Commercial Property Manager will also support Accounting operations by monitoring expenditures in compliance with budget and company policies, account reconciliation, and month-end and year-end closing
- Manage and Negotiate lease contracts
- Tenant relations, lease interpretation, lease management
- Coordinate with leasing brokerage to market /lease vacancies
- Coordinates tenant occupancy; assists with /management oversight of tenant build-outs/tenant construction to completion
- Approves Contracts and invoices and directs issuance of payments to subcontractors
- Work with Property Management/Accounting team to ensure accurately recording of incoming funds and update customer accounts to reflect payments and resolve discrepancies as needed
- Partner with the on-site management team to arrange and provide oversight of service contracts at properties to ensure they are being maintained as required
- Partner with on-site staff to handles requests for maintenance or repairs
- Must have a complete understanding of how to create and manage budgets for retail space
- Report on status of properties such as CAM costs, monthly reports, performance to budget, etc
- Performs periodic property inspections and reports
- Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff
- Maintain accurate and timely analysis of AR Aging File to ensure accurate and timely payment by customer accounts
- Perform CAM account reconciliations, month-end and year-end closing reports and communicate such to ownership and tenants
Qualifications
- Minimum of 7 year of commercial real estate or property management experience including budget preparation/financial reporting, familiarity with building systems, lease negotiation, documentation and administration
- Thorough understanding of accounting and financial principles as it relates to commercial property management
- Proficiency in MS Office and standard office equipment
- Excellent communication and relationship building skills
Compensation
Salary to be negotiated depending on location and experience. Benefits include medical, dental and 401(k).
Expected salary: $110000 – 140000 per year
